Tor, if you do buy the 5-speed CVCC for the transmission, I'd be willing to buy some of the interior and A/C parts off you to try and recoup some of the $800 you laid out. All you'd need to go from a 4 speed to a 5 speed is the transmission and shifter linkage (for the reverse lockout). How's the body? I'm looking for some good quarters too.
$800 is a good price for a rust-free, good running Civic 5-speed. Use the bad water pump as a bargining chip in your favor.

Very good price. I got my 75 CVCC, not running, bad head, needs work for $300. No A/C and only a 4sp. Needs $500+ before it is reliable.
Water pump- $20.
I would say get it.

Hey, I just found a 1975 Civic CVCC 5 speed with AC and 77K miles for sale from the original owner. She started it up and it sounded great. It just needs a water pump. It makes noise after a while. She is asking $800.
I have been thinking of changing to a 5 speed from a 4 speed in my Spex Elf which has a EB3 in it. Is this an easy swap? Is the $800 a good price?
I am new to Civics so I really don't know.
